Buying a Resale Flat in Bangalore: The Complete 2026 Checklist
Every document to verify, charge to budget for, and red flag to avoid when buying a resale apartment in Bangalore.

A resale flat can be the smartest buy in Bangalore — you see the actual unit, the neighbourhood is built out, and there is no possession risk. But resale also means inheriting the seller's paperwork, so verification matters more than in a fresh launch. Here is the checklist our advisors run on every resale deal.
1. Confirm the title and ownership chain
Ask for the mother deed and the chain of sale deeds establishing clear, marketable title. For apartments, verify the seller's name on the sale deed matches their ID, and that any earlier loans on the property are closed with a release deed.
2. Check the essential documents
- Sale deed and mother deed (title chain)
- Khata certificate and latest Khata extract (ideally A-Khata)
- Encumbrance Certificate (EC) for the last 13–30 years
- Latest property tax paid receipts
- Approved building plan and Occupancy Certificate (OC)
- Society/association NOC and maintenance dues clearance
- If loan-backed: original documents held by the bank and a foreclosure letter
3. Understand A-Khata vs B-Khata
An A-Khata property is fully compliant and easier to finance and resell. A B-Khata indicates pending regularisation and can restrict home loans and future transfer. Always prefer A-Khata, and if it is B-Khata, price and plan for the risk.
4. Budget for the full cost, not just the sticker price
- Stamp duty (~5%) and registration (2% since 31 Aug 2025) in Karnataka
- Khata transfer charges
- Society transfer and corpus/maintenance dues

5. Verify the physical unit and society health
Inspect for seepage, the age of the building, lift and generator condition, water source (Cauvery vs borewell), parking allotment in writing, and the association's financial health. A well-run society protects your investment as much as the flat itself.
The cheapest resale flat is rarely the best buy. The best buy is the one with clean paperwork, a healthy society and a locality with real demand.
