RERA — the Real Estate (Regulation and Development) Act, administered in the state by Karnataka RERA — was created to protect home buyers from delays, diversion of funds and misleading claims. Verifying a project's RERA status is one of the most powerful checks you can do, and it takes minutes.
What RERA does for you
- Projects on land above 500 sq m, or with more than 8 units across all phases, must register before being marketed
- Developers must disclose approved plans, approvals, layout and possession timelines
- A large share of buyer funds must be kept in a dedicated project account
- There are penalties for delays and false advertising
- Buyers get a formal complaint and dispute-resolution mechanism
How to verify a project's RERA status
- Go to the official Karnataka RERA portal
- Search by the project name, promoter name or the RERA registration number
- Confirm the sanctioned plan, registered possession date and project details match what the seller told you
- Check for extensions, complaints or litigation against the project
- Review the developer's other registered projects and their track record
Red flags to watch for
- No RERA number for a project that legally requires one
- Details on the portal that don't match the brochure or agreement
- Repeated possession-date extensions
- Missing core approvals or a history of complaints
A RERA number is not a guarantee of quality — but for a project that legally requires one, its absence is a serious red flag.
Last reviewed August 2026. Under the Real Estate (Regulation and Development) Act, 2016, registration is broadly required for projects on land above 500 square metres or with more than 8 units, inclusive of all phases; some completed or very small projects are exempt. Always verify a project on the official Karnataka RERA portal (rera.karnataka.gov.in). This is general information, not legal advice.

Frequently asked questions
Is RERA registration mandatory for all projects?+
Registration is mandatory for qualifying projects above the size/plot thresholds set under the Act. Very small projects and completed properties with an Occupancy Certificate may be exempt. Always check whether your project should be registered.
How do I find a project's RERA number?+
The RERA number should be on the developer's advertising and agreement, and you can search for the project or promoter on the official Karnataka RERA portal to confirm it.
Does RERA cover ready-to-move or resale properties?+
RERA primarily governs under-construction and newly launched projects. Completed properties with an Occupancy Certificate and pure resale transactions are generally outside a fresh RERA registration, so title and Khata verification matter even more there.
