Stamp duty and registration are the biggest one-time transaction costs after the property price itself. In Karnataka they are levied on the higher of the sale consideration or the government guidance value. Here is how the numbers work in 2026.

The current rates in Karnataka

  • Stamp duty: about 5% for properties above ₹45 lakh
  • Reduced stamp duty slabs apply for lower-value homes (around 2–3%)
  • Registration fee: 2% of the property value (Karnataka raised this from 1% to 2% with effect from 31 August 2025)
  • Plus a small cess and surcharge component depending on the local body

A worked example

On a ₹1 crore apartment, budget roughly ₹5 lakh stamp duty, ₹2 lakh registration (2% since 31 August 2025) and about ₹60,000 cess and surcharge — close to ₹7.6 lakh in government charges, before legal, khata and loan costs. Always compute on the guidance value if it is higher than your agreed price.

Guidance value matters

Karnataka periodically revises guidance (circle) values. If the guidance value of your property exceeds the price you negotiated, stamp duty is charged on the guidance value. Check the Kaveri portal or ask your advisor for the current guidance value of the exact project before you sign.

Ways to plan for it

  • Registration costs are usually not funded by home loans — keep this cash ready
  • Unlike some states, Karnataka charges the same stamp duty regardless of the buyer's gender
  • Factor these charges into your total budget from day one, not as an afterthought
