The key approvals
- • BDA (Bangalore Development Authority) — approved layouts within BDA jurisdiction; generally the most sought-after.
- • BMRDA — approvals for layouts in the wider metropolitan region around the city.
- • DTCP (Directorate of Town & Country Planning) — common for layouts outside core city limits.
- • Always insist on seeing the approval documents and the released layout plan.
A-Khata vs B-Khata
A-Khata means the property is fully legal and compliant — easier for loans and resale. B-Khata indicates pending compliance and can be harder to finance. Prefer A-Khata where possible, and consult a lawyer before buying.
